Nolan is also a strong proponent of responsible land use and is known for proactively planning developments in order to help preserve and enhance the character of the community. Nolan holds a Masters in Real Estate Development from M.I.T. He is also active as the Chairman of the Medina Planning Commissioner of which he has been a member for 4 years; is a member of the Board of Directors for the Lundstrum Center, a non-profit organization supporting performing arts opportunities for disadvantaged youth; a member on the board for Northcott Hospitality International, a franchisor/franchisee of restaurants and hotels; and a member of the International Council of Shopping Centers, CODI, and AEIGS. Throughout his career, Brent Reynolds has worked as project manager and developer of complex mixed-use commercial, residential, and hospitality projects located on the east coast of the United States and in various regions of Costa Rica. Over the past nine years, he has been involved in over $100 million in real estate acquisitions and development. Mr. Reynolds started his career working in acquisitions, construction management, and operations planning for Whiting-Turner Contracting Company in Baltimore, Maryland. While there, he was responsible for acquisition analyses, project budgeting, and feasibility studies and oversaw complex, mixed-use endeavors for the firm’s clients. His experience includes projects such as the one million square foot Kendallwood Shopping Center in Kendall, Florida; the extensive renovation and expansion of Johns Hopkins University’s Basic Science Initiative building; and the renovation and technical upgrading of Joseph Meyerhoff Symphony Hall for the Baltimore Symphony Orchestra. Mr. Reynolds’ commitment to the communities in which he works extends further than real estate development. He has worked diligently to support both private and public sustainable development practices. He is a member of the Consejo de Desarrollo Inmobiliario (CODI), a non-profit organization that promotes environmentally-conscious urban land development and contributes to the economic and social development of Costa Rica. Mr. Reynolds received his Bachelor of Science in Engineering & Finance from the University of Delaware. Development TeamDavid Rowley, Managing Director of Acquisitions & Business DevelopmentMr. Rowley has nearly a decade of capital markets and acquisitions experience. He has arranged in excess of $800 million dollars of equity and debt financing on a broad range of asset classes including office, retail and residential from Greenfield development to income producing assets throughout the US & internationally. His responsibilities include sourcing and evaluating development and investment opportunities, forming JV partnerships with equity partners or local developers and structuring debt financing for both Latin America and the US operations Lou Dorso, LEED AP, Senior Construction ManagerAs Senior Construction Manager for NP International, Lou Dorso is responsible for all of the firm’s construction activities. Mr. Dorso has over 20 years experience and has managed over $500 million dollars worth of construction. His breadth and depth in the field spans numerous US cities and several countries and includes a wide variety of project types including public art, hospitality, retail centers, sporting venues, convention centers, class A office, light industrial and government offices. For the past six years he has managed multiple construction projects simultaneously: mixed-use retail developments in Boston; industrial developments in Cleveland; and class A office buildings and light industrial projects in Minneapolis. Mr. Dorso received his academic training in construction management at the University of Minnesota and Arizona State University. He gained extensive leadership experience early on in his career serving as construction superintendent and project manager. Portfolio highlights include the construction management of several high-profile, complex projects including the Excel Energy Center and adjacent RiverCentre Parking ramp–a state-of-the-art professional sports complex housing the Minnesota Wild NHL franchise; the Ecolab Corporate Sculpture Park; Carleton College Recreation Center; and the Minnesota Historical Society’s award-winning renovation of the Mill City Museum and Office Complex. Mr. Dorso provides the development team with expert insight through all phases of construction: his input on constructability and site assessments early in the process allows the company to build projects that are responsive to market demands with a cost competitive edge. His responsibilities include initial site inspection and investigation, estimating and budgeting, schedule development and implementation, consultant selection and management, project entitlement, bidding, subcontractor negotiations, project accounting, as well as day to day site construction activities. Mr. Dorso is LEED accredited and drives efficiency in the construction process to produce both environmentally and financially sustainable results. Mr. Dorso and his wife, Angie live in Maple Grove, Minnesota with their two daughters. In his spare time Lou enjoys traveling with his family, spending time at the cabin in Northern Minnesota, and participating in a wide range of outdoor activities. Daniella Carazo-Reynolds, Director of OperationsDaniella’s legal background in international business and her experience as a project manager make her a well-rounded director of operations for Nolan Partners International and affiliates. She joined the NPI team in 2008 and is currently in charge of company operations, coordination between projects and affiliates, legal project management and Latin American public relations. Daniella began her career as an attorney for one of Costa Rica’s largest and most prestigious law firms, Facio & Cañas, where she formed part of the corporate legal team for renowned international companies such as Coca-Cola Global, Gensler Architects, Oriflame Cosmetics, AOL, and DIURSA Grupo Inmobiliario. She then became a partner in Carazo Montero & Fernandez Law Firm where she specialized in real estate and development law and public relations. Her work with Carazo Montero & Fernandez included permitting and government applications, presentations and approvals, general site planning and distribution, desalinization implementation and issues relating to maritime zone law. She was appointed legal project manager for various US-based clients and was responsible for the selection and coordination of project professionals (architects, engineers, contractors, and real estate brokers), environmental and construction permitting, and providing counsel on general business structures. Daniella is credited for her collaboration with the Costa Rican government in the implementation of more sustainable development practices. She recently participated in the research and drafting of an Executive Decree for the implementation and regulation of desalinization plants nationwide. Accreditations: UNICEF spokeswoman for children’s rights to the United Nations, Interamercian Human Rights Court training in International Arbitration, Punto de Encuentro training in Legal Mediation, Bachelors and Juris Doctorate in Law at La Salle University, Incorporated Attorney with the Costa Rican Bar association, certified Real Estate Agent by the Costa Rican Chamber of Real Estate Brokers (Camara Costarricense de Corredores de Bienes Raíces). Ricardo Herrera, Construction Project ManagerRicardo Herrera acts as on-site construction manager for NPI’s projects in Latin America and the Caribbean. In each of the firm’s projects, he manages schedules and budgets, ensures quality, and coordinates subcontractors to provide and an excellent product to all stakeholders. Ricardo’s career experience includes implementing programs for international development teams including both North and Latin American partners. Ricardo holds a degree in Civil Engineering from the University of Costa Rica and expects to complete an ongoing Executive MBA degree from INCAE Business School within the next year. In addition to his role at NPI, he also serves as board member for H&M Aggregates, a large-scale provider of raw material and concrete. He is honored to contribute to the NPI team and is known for bringing integrity, a passion for collaboration, leadership, and thorough communication to his work. Merrie Sjogren, Development Project ManagerMerrie A. Sjogren serves NP International as Project Manager and brings a wealth of skills in project feasibility and financial analysis to each project. Sjogren holds a Bachelor of Arts degree from Bethel University in Environmental Studies with an emphasis in Urban Studies and is a graduate of the Hubert Humphrey Institute of Public Affairs at the University of Minnesota, where she received her Master’s Degree in Urban and Regional Planning. After graduating, she joined Maxfield Research, a nationally-recognized real estate consulting firm, based in Minneapolis. As a Research Analyst, Merrie assessed market feasibility and evaluated the highest and best use for development sites for clients throughout the Twin Cities Metropolitan Region and the Midwest. In 2005, Merrie joined Schafer Richardson in Minneapolis as a Project Manager. Her work included project management for several projects at various stages including: a 28-acre industrial redevelopment site with Tax Increment Financing; a 100+ unit condominium project through construction; pre-development and public approvals including HUD registration for an 8-acre historic redevelopment site including housing and commercial components; and master planning and financial feasibility analysis for a 70-acre master-planned redevelopment site, including negotiation of the development contract with the local governmental unit. Most recently, Merrie joined Nolan Company LLC as a Project Manager. Her primary responsibilities at Nolan range from predevelopment feasibility and financial analysis to site acquisition, project entitlement, and project finance for local and international mixed use real estate developments. Merrie is a licensed real estate salesperson in Minnesota and is very active in several professional and volunteer efforts in the Twin Cities. She has served as a member of the North Loop Neighborhood's Land Use Planning and Livability Committees. Currently she is the Immediate Past Chair of the Young Leaders Group for the Minnesota District Council of the Urban Land Institute (ULI). In 2007 Merrie co-founded WIRED UP, Women in Real Estate Development and Urban Planning, a professional-networking organization based in Minneapolis. She is also a member of the leadership committees for ULI Minnesota, the Sensible Land Use Coalition, NAIOP, and International Shopping Center Association. Merrie lives in the Historic North Loop Warehouse District in Minneapolis with her husband Aaron and daughter Elsa.
